Mountain West Commercial Brokers Deal to Bring Lululemon to St. George
May 26, 2020 – St. George. Mountain West Commercial Real Estate (MW) is excited to announce a Lululemon market test store will be coming soon to St. George, Utah.
Jeff Mitchell and Scott Brady, MW Brokers, for over a decade have worked on leasing Red Rock Commons – the premier shopping center in Southern Utah, curating some of the best retail and restaurant offerings in St George.
Red Rock Commons is a 134,152 SF shopping center and is the premier retail center of St. George, Utah. The property is situated on nearly 19 acres and is the cornerstone of the primary retail arterial servicing the trade area, with superior accessibility and visibility from Interstate 15, connecting St. George to Las Vegas, Salt Lake City and beyond.
Recently one of the original key tenants, The GAP Outlet, announced they were planning to close their operations on lease expiration. “Losing GAP in almost 9,000 SF was a blow to the synergy of the center. We have great retailers such as Dicks Sporting Goods, Old Navy, Ulta, and had recently back filled a former Charming Charlie space,” said Scott Brady.
“The retail landscape is constantly changing, and the current COVID-19 crisis is putting things into warp speed. We needed to be creative and look at the strong players in the current retail soft good offerings to fill this void. We had been in conversation with Lululemon on a small pop-up store in a portion of Charming Charlie,” adds Jeff Mitchell.
Red Rock Commons was uniquely built in the middle of the great recession of 2009/2010, speaking to the location and the retail capacity of Southern Utah.
“We knew if we put Lululemon in the smaller space they would outgrow it quickly. We had to get the ownership, Pacific Castle, to make a move on a portion of the GAP space,” continues Jeff.
Pacific Castle is an Irvine, CA-based shopping center owner with holdings in Arizona, California, Nevada, and Utah. They purchased Red Rock Commons in 2017 from the original developer (Excel Trust – now ShopCore).
“Pacific Castle was able to be agile and creative and saw the benefit of bringing this tenant to the center. Everyone worked diligently amid the pandemic to get it worked out,” adds Scott.
“This is a huge win for Red Rock Commons and Southern Utah, adding to the strength of the retail market in St George. We couldn’t be happier,” said Jeff.
